Marera Buys BIGZ Building – Over EUR 40 Million to be Invested in Modern Business Center
Marera Real Estate Partners is a new owner of the BIGZ building, in whose reconstruction it will invest over EUR 40 million, the company announced yesterday.

The building of what was once the biggest printing facility in the Balkans, the company says, will be turned into a new highlight of the city in slightly over 18 months, the planned reconstruction period.

– In its first partnership project, Marera Real Estate Partners has bought the BIGZ building, which it will reconstruct in line with the proven concept that helped its sister company, Marera Properties, position as a leader when it comes to the reconstruction of prominent buildings in Belgrade – the company announced.

As said, Marera is to initiate this project together with the company Aleksandar Gradnja “as a partner with a proven expertise in residential construction”.

They note that this is a classic work of modern Serbian architecture and that the company is therefore to cooperate closely with the Institute for the Protection of Cultural Monuments of the City of Belgrade in order to preserve the authentic look of Dragisa Brasovan’s design.

– This monumental edifice has over 40,000 m2, of which slightly over a half is usable space, due to the impressively designed halls and stairwells. As for the office space design, the Serbian market has long since recognized Marera for its contemporary quality, innovations and the highest level of functionality – said Milana Sreckov, the company’s director.
Sreckov points out that the partnership with Aleksandar Gradnja on this project will contribute to the efficiency of its realization, while also opening the door to new cooperation projects and partnerships.

– The office segment is far from saturated in the local real estate market and we see room for new investments there. We will continue expanding our portfolio of commercial facilities, both individually and through partnerships – says the director of the company.

The press release says that, as a future modern business center, BIGZ will offer a combination of traditional offices of various sizes and an open space concept to companies interested in renting, but also the possibility of organizing the space and designing the interior fully in line with their needs and special requests.

Marera reminds of the company’s earlier projects, such as the transformation of the former Beko factory into today’s Kalemegdan Business Center and turning the Belgrade Palace into state-of-the-art office space.

Fuel Price Rises by Approximately One Dinar Due to Oil Price Jump
The jump of the price of raw oil has considerably increased the costs in the chain of the processing of oil and the distribution of oil products, so the average retail prices of all three types of fuel in Serbia last week increased by around a dinar per liter.

According to the Association of Oil Companies of Serbia (UNKS), for sixteen weeks in a row, the price of raw oil has had a tendency to grow, so a barrel of Brent, whose price was USD 37.46 on October 30, is now sold at nearly USD 65, an increase by 72%.

Since November, the total increase of the price of petrol and LPG Autogas in Serbia has been around six dinars per liter, whereas the price of diesel fuel has increased by eight dinars per liter, which is an increase of 5-8%.

This is the last structure of the retail price which entail old excise tax amounts, because, from February 15, new excise taxes are in force, harmonized with the growth of consumer prices in the past year.

Since excise taxes are calculated in the principal amount for the calculation of the VAT, the total increase of the charges is 0.98 dinars per liter of petrol, 0.91 for diesel and 0.7 for LPG.

UNKS says that the prices of fuel are also growing in the neighboring countries and adds that the pace of the change is determined by the market conditions, but that all countries have recorded a growing trend when it comes to fuel prices.

According to the data of UNKS, petrol and LPG are the most expensive in Greece, whereas Serbia is third when it comes to the price of these oil products. Diesel is the most expensive in Serbia, followed by Greece, Croatia, Hungary and Slovenia.
